Do I have to be at the property when the dumpster arrives?
A property manager doesn't need to be on site for dumpster delivery if the drop spot is clear and easy to find. The driver texts or calls 20–30 minutes before arrival. Delivery runs 7:00 AM to 5:00 PM, and booking by 3:00 PM gets next-day delivery.
- Give the exact drop spot, gate details and a contact who can answer the driver's call.
- Unlock gates and move cars from the spot before the delivery window.
- Locked gates, blocked access or low wires cause a $125 dry-run fee.

A 10-yard dumpster is the usual start for an apartment or small unit cleanout, and a 15- or 20-yard is the usual start for a full house. A 30-yard fits a whole property with a garage and yard debris. An 8-foot pickup bed loaded level holds about 2 to 3 cubic yards.
| Property job | Typical size to start with | Included tons | Rental days |
|---|---|---|---|
| Apartment or small unit cleanout | 10-yard | 2 | 7 |
| House turnover, furniture left behind | 15-yard | 2.5 | 7 |
| Full house with garage contents | 20-yard | 3 | 7 |
| Whole property, plus yard debris | 30-yard | 4 | 7 |
Sizes are labeled typical. See the dumpster size guide to compare.
How will I get the bill and proof of weight for the owner?
The final invoice is emailed 3–5 business days after pickup with a copy of the landfill's scale ticket attached. The ticket shows the net weight of the load. Weight over the included tons is $75 per ton, billed pro-rata by the exact pound, so the charge can be checked against the ticket.
Example: a 15-yard includes 2.5 tons. If the ticket shows 2.7 tons net, the overage is 0.2 tons, which is $15. The ticket is the record you can pass to an owner or file with the unit. See how dumpster weight is billed.
What do tenants usually leave that costs extra?
Mattresses, tires and appliances with freon cost $50 extra per item in a property cleanout dumpster. Hazardous chemicals, wet paint and batteries can't go in at all. EPA rule 40 CFR 82.155 requires refrigerant recovery before final disposal of fridges, freezers and window AC units.
Walk the unit before booking and count those items so the quote matches. Check the full list in what you can put in a dumpster. Before you discard a former tenant's belongings, make sure any steps required by your lease and Texas law are done.
How long can a dumpster stay at a rental property?
A property dumpster rental includes 7 days. Extra days are $25 per day. If the bin fills before the unit is clear, a swap is a new standard rental with fresh included tons. Keep debris level with the top rim, because an overfilled bin can't legally be hauled.
Neighbors and passersby can add to an open bin at a vacant property. A tarp and a clear placement near the building help. Driveway guidance is in dumpster placement on a driveway; street placement may need a permit, so ask about it when you book.
